Welcome to the 5F Ranch! Established in 1973 as a working cattle ranch, the 5F has remained in its initial state since then. Sprawling over 2,609 +/- acres in Alvord, TX located in Wise County, this ranch is a one of a kind property. Located just north of Decatur, TX, Alvord is in the growth pattern for the DFW metroplex. Whether you are looking for a spectacular ranch, or an investment opportunity, you need to look no further than the 5F Ranch.

LOCATION:

5F Ranch is located 12 miles north of Decatur in Alvord, TX. Conveniently 60 miles from DFW International airport, 53 miles from downtown Fort Worth, and 76 miles from downtown Dallas.

Several roads meander through the property and are all in good to great shape.

LIVESTOCK/FARMING:

Historically as a cattle ranch, the 5F has been managed to maintain over 500 cow/calf pairs on an annual basis. Great interior cross fencing allows for rotational grazing throughout the year while still being able to cut hay. Up to 1,000 acres of the ranch could be sprigged with coastal bermuda resulting in 3,000-9,000 round bales per year. Also included is a 76 acre irrigated coastal bermuda pivot field with water being drawn from an 11+ acre rock quarry pond to its east.

WATER FEATURES:

One of the many benefits of the 5F is the amount of water throughout the ranch. 43 ponds are scattered over the ranch which provide convenient water for all the livestock and wildlife. Several of the ponds have fish including bass, crappie, and catfish. The main water attraction on the ranch is 3.4 miles of Big Sandy Creek which starts on the north end of the ranch and works its way to the south. Other creeks that feed into Big Sandy on the ranch are Brushy Creek, Chicken Creek, and Mudhole Branch. Several years ago the owners put in an engineered metal bridge that crosses Big Sandy Creek. During the rainy season, Big Sandy can get out of it's banks. This is the only private bridge we know of that can still cross Big Sandy during those times!

HUNTING/WILDLIFE/RECREATION:

When it comes to hunting, the 5F is an oasis for Whitetail deer, Rio Grande turkey, hogs, bobcats, coyotes, and several other varmints. Bird hunting is also great which includes doves, ducks, and geese. If you aren't a hunting enthusiast, bird watching is also phenomenal on the ranch! There are several parts of the ranch that would be great for off roading on your 4 wheeler or side by side. The recreational opportunities on the 5F are endless!

OIL AND GAS PRODUCTION:

There are oil and gas wells throughout the ranch which the owners are willing to convey all mineral interest on the ranch to the future buyer. Additional mineral acres around the ranch are available upon request. A full mineral evaluation is available to qualified buyers.

PRICE AND REMARKS:

Whether you are looking to purchase just the land or the land and minerals, we have two separate prices.

Land Price Only: $18,500,000

Land and Minerals Price: $22,500,000

BROKERS COMMENTS:

The legendary 5F Ranch is one of the largest contiguous ranches left in Wise County. With road frontage on three sides and growth moving north, this property would be a great land investment with income producing assets already in place. Or if you are looking for a heritage ranch for your family, it doesn't get any better!

Give Ranchman Properties a call today for a private tour of the ranch. Pre-approval or a proof of funds letter is required by all buyers before entering the ranch.
