People do not buy them for agricultural work or for recreational or commercial purposes. Buyers in this category usually plan to build a primary or secondary home. They often choose smaller acreage where the land supports the residence rather than driving the use of the property.
Residential land buyers focus on different things than buyers of working ranches or recreational tracts. The home site matters most. You want a flat, well-drained location with workable soils for a foundation and septic system.
Utility access is the next priority. This means what is already at the property and what it would cost to bring in. Distance to a main home, the school district, and city services also matters more than for hunting land.
When you evaluate residential land, several items matter most. These include legal road access and road type, water source, septic feasibility, electric and gas utility availability, deed restrictions or covenants, and environmental considerations. Water source can be a well or rural water provider.
Septic feasibility depends on soil percolation. Deed restrictions or covenants may limit building style or outbuildings. Environmental considerations include floodplain or wetland designations.
Acreage size matters less than usable acreage. A five-acre tract with a flat, drainable homesite can beat a ten-acre tract with awkward terrain.
